The Olsen Experience

Our expertise in residential construction means we are qualified and ready to discuss your project - whether you have plans/planning approval or a desire to update, change your home and want to start getting your ideas on paper we are here to make it happen.

 

The initial visit and get to know each other.

Following the initial call, a member of our expert creator team arranges a meeting at your home or your property to discuss your ideas, needs, wish list and general budget expectations. We go through the options and offer some conceptual ideas appropriate to your site conditions; where to start, how the overall process works and answer any questions.

 

Investigation and reports stage.

This is where we gather information like planning certificates, surveys and various reports if required. Once we have the information, we can determine if your project requires a Development Application to Council or a Complying Development Certificate with a Private Certifier.

 

Design stage

Design is not just about creating a building; it is about designing space, understanding how space will be used, and how it connects and flows with the rest of your home. Our design experience and consultation has been recognised for decades by content clients and proven through many successful projects. Through consultation, existing plans can be altered to align with your budget/make the most out of a space or we can develop a personalised design for your addition.

We apply our extensive experience to working through design and logistic challenges such as steep or restricted access, fire zones and finding solutions for out-of-the-box requirements.

One size definitely does not fit all, we tailor our approach, layout, and finishes to each client, home, and property.

 

Applications

This stage finalised the previous design stage by coordinating the preparation and finalisation of plans and documentation. When ready, we lodge the complete package either to Council for Development Application or a Private Certifier for a Complying Development Certificate. 

 

Selection and lock-it-in stage

Selections are varied and have different lead times, meaning windows are likely one of the first decisions to be made as the lead time is 6-12 weeks, and choices about kitchen and bathroom layouts need to be signed off before the concrete slab is laid. The sooner selections are locked in the smoother your project will run. We offer selection and design support that can be tailored to each client's needs, from a list of decisions and deadlines to colour consultations and trade introductions and assistance selecting the bathroom and kitchen finishes and fixtures. We will supply as much or as little support as you need to make your dream home a reality.

 

The Construction

This is the exciting part; where the plans and decisions come to life to satisfy and exceed your vision, ideas and dreams of an improved home. We guide you through the contract, organise the HBCF Insurance (Home Building Compensation Fund formerly known as Home Warranty  Insurance) and coordinate the project kick off, construction, finishes and fittings of your new home.

 

We run a tight schedule and commit to being on-site every day until your project is complete.

 

While we know the process well, we never take your needs or opinions for granted. Each project is unique and we adapt to suit each and every client. In our 30 years in the residential construction industry, we are proud to share that over 80% of our clients have been generated through referrals from satisfied customers, and we look forward to continuing this tradition.

"One of the criteria for choosing a builder for our house extension was working according to schedule. We had to avoid the kind of sufferings by our neighbours when they rebuilt their house next door. We confirmed on Mel after we saw his works and listened to comments about how he conducted his business.

 

As it turned out, our project experienced no unnecessary delay throughout the next 8 months, even when we were living in during the whole period. We knew we had to count on excellent planning and great communication, which we received unequivocally from Mel and his team.

 

As we lived in, we had the benefit of seeing the work progress on a day-to-day basis. Having said that, we also knew we could not micromanage how work was done. The regular meetings with Mel were very useful, in which he explained a lot of his standards yet remained open-minded about our ideas. At one point, we agreed we would undertake a study on how LED lighting would go (that was back in 2011), and he accepted our suggestions. Not only that, he told us later that our study helped his parallel project save some good money and bring better quality to his clients.

 

We were not only satisfied with the work result he brought but found it a delight to work with Mel.
